Getting Your Finance in Place

Before you begin your search we would advise you to visit a mortgage adviser so you know what your budget is. Before we put your offer forward we have to check your financial situation. If you have a mortgage in principal agreed, it makes you look a better buyer than someone that doesn’t.

Making an Offer

Once you have found the property that ticks all the boxes you then put in your offer! We will guide you through this and advise you. This is where it gets exciting….

Instruct a Solicitor

Once you have agreed a sale you then need to instruct a solicitor. They undertake the legal work needed to complete on your new home.

This is known as conveyancing. Again, we have solicitors we can recommend and have a good working relationship with.

Chains

We will check the chain and will be constantly reviewing everyone’s progression.

This very important to notice any problems and resolve them early on.

The Mortgage Offer

Your mortgage lender will conduct a valuation/survey to make sure the property is worth what you are paying.

When satisfied, they will issue you a formal ‘Mortgage Offer’.

Exchange of Contracts

Exchanging contracts is the moment when the sale becomes legally binding on both sides.

You can only exchange once you have paid a cleared deposit to your solicitor’s Client Account.

We will update you once you have exchanged. (Nearly there!)

Completion

The balance of the sale price is paid. You can now collect your keys from our office plus collect a bottle of bubbly on us to celebrate your new home!
